A waterfront condo association carries two underwater liabilities that most boards never see, because both sit below the waterline.

One injures people. The other damages residents’ boats. Both are inexpensive to prevent and expensive to explain after the fact.

The two exposures

1. Fouled dock ladders injure swimmers

A dock ladder sits permanently in salt water and fouls exactly like a hull does. Barnacles on rungs and rails are sharp, and the person who meets them is barefoot, wet, and pulling their full body weight up with both hands and feet at once. There is no alternative way out of the water.

Falling off a dock is usually harmless. Climbing out on a fouled ladder is where people get cut badly enough to need stitches. More on dock ladder cleaning.

2. Fouled pilings damage residents’ vessels

This is the one boards are most often surprised by. Barnacle-encrusted pilings are abrasive, and a boat in a slip moves against them constantly: wind, wake, tide and storm surge all push a hull toward the piling.

A resident or slip renter who finds gelcoat gouged or rub rail chewed up will look at the piling that did it, and then at whoever is responsible for maintaining it. Keeping pilings clean is cheaper than one hull repair, and considerably cheaper than an argument about who pays for it.

What we clean for associations

Dock piling cleaning

Removes the barnacle growth that abrades vessels and accelerates deterioration of the piling itself. The single highest-value service for any association that rents or assigns slips.

Boat slip cleaning

Full cleaning of the slip structure, including pilings, submerged dock framing and hardware, so a resident’s vessel is surrounded by clean surfaces rather than abrasive ones.

Seawall cleaning

Removes marine growth from the seawall face. Beyond appearance, growth traps moisture and accelerates deterioration of the structure your property sits behind.

Dock ladder cleaning

Yearly at minimum. The clearest injury exposure on the property and the least expensive to remove.

Floating docks, boat lifts and cavitation

Floating docks on a 6-week or 3-month cycle depending on how much appearance matters, boat lifts every 6 months, and annual cavitation covering seawall and pilings together in a single visit.

Why documentation matters as much as the cleaning

For a board or property manager, being able to show the work was done is worth as much as the work itself.

We also service residents’ vessels directly at their slips, which means owners who want their own hull maintained can arrange it without the association coordinating anything.

Dock piling wraps

For associations, wraps are the item that reduces the recurring line rather than adding to it. Installed in the water around each piling, they seal the tidal and splash zone against growth, abrasion and marine borers, which is where wood pilings fail first and where a slip vessel works against the structure every day.

Not every property needs them and we will say so. Where they do make sense, wrapping is a capital item a board approves once instead of a cleaning cost it approves every year.
