Falling off a dock is rarely the injury. Climbing out is.

A dock ladder sits permanently in salt water, so it fouls exactly like a hull does. Within a year, rungs that were smooth are covered in barnacles. And the person who meets them is barefoot, wet, and hauling their full body weight up on their hands and feet.

Why a fouled ladder is worse than the fall

Barnacle shells are sharp enough to cut through skin under light pressure. On a ladder, the pressure is not light.

The result is that a person who was fine after going in the water can come out of it needing stitches.

Who carries this exposure

Condo associations

If your association owns a dock with ladders, residents and their guests use them. Many of the associations we work with clean their ladders annually for this reason, and treat it as basic property maintenance rather than a marine service.

Marinas

Any marina with ladders on its docks has the same exposure across every slip, with the added factor that the people using them are often crew and guests unfamiliar with the property.

Waterfront homeowners

A private dock is no different. If guests, family or children swim off your dock, they climb out on your ladder.

How often ladders should be cleaned

Yearly, at minimum. That is the schedule most condo associations we service run, and it is enough to keep rungs and rails clear in typical South Florida conditions.

Properties with heavy swimming use, or ladders in high-growth water, benefit from more frequent service. If a ladder has not been cleaned in over a year, it is almost certainly fouled. Ladders are below the waterline and out of sight, which is exactly why they get missed.

What the service involves

Our divers clean the full submerged length of the ladder, including rungs, rails and mounting hardware, using manual scrapers and brushes. It is a short job on most properties, and it is commonly scheduled alongside dock piling, seawall or floating dock cleaning while the crew is already on site.

Every visit is documented with after-photos taken on professional underwater cameras and delivered with the invoice. For an association or property manager, that documentation is worth as much as the cleaning: it is a dated record showing the condition of the ladder after service.
